ASPERMONT, Texas — A 14,500-acre "sportman's paradise" has been listed in Texas' big ranch country at $13.2 million, the listing agency, according to Whitetail Properties Real Estate, which is marketing the property.

The Caloosa Ranch property boasts diverse landscape, excellent deer hunting, miles of water lines, expansive canyons, and is centrally located between Abilene, Lubbock, Midland, and Fort Worth.

"Rarely does a ranch of this size and this quality come available for a price like this!" stated Whitetail Properties.

A 4,768-square foot, 5-bedroom, 5.5-bathroom lodge is located on a prominent high point at the ranch, which has nearly 300 feet of elevation change throughout the property. The fully-furnished lodge also features a gun room, covered porches, four guest bedrooms and a master suit, all with their own full bathrooms and walk-in showers, and panoramic views of the ranch through grand, eastern-facing windows.

In addition to the main lodge, the ranch has a 2,950-square foot ranch manager’s house, a 21’x30’ game cleaning barn with walk-in cooler, and two 45x70 steel Quonset hut barns on concrete slabs.

The ranch has historically run a large cattle operation with the needed infrastructure, including cross-fencing and water troughs, to support more than 325 head of cattle.

Additionally, according to Whitetail Properties, the ranch has a rich wildlife management history with a habitat that supports strong numbers of whitetail, quail, turkeys, waterfowl, and other native species — with both high-fence and low-fenced hunting and is currently Level 3 in Texas' Managed Lands Deer Program.

"There is a centrally located 1,800+/- acre high-fenced pasture with excellent whitetail genetics in place and the surrounding 12,700+/- acres is free-range and low-fence," according to the property's listing. "During each of the last 3 deer seasons, the average of the top 5 high-fence bucks harvested each year has been over 180”, with 5 being over 200”."

Quail hunting on the ranch has primarily been family and friends but, if desired, is able to scale-up a larger commercial operation, according to the listing.

The ranch has 22 deer blinds, 31 corn and protein feeders, and over 100 quail feeders.

"The ranch has excellent water supply for both livestock and wildlife with over 5 miles of major river and creek drainages traversing the ranch featuring The Salt Fork of the Brazos, Salt Croton Creek, and Salt Creek," states the listing. "With good rolling topography, dirt tanks and earthen dams can be found all throughout that back up and hold substantial water in many of the larger draws."

The property also boasts six electric water wells, five windmills, and miles of buried distribution waterlines to drinking troughs that help supplement water further and allow for more efficient cattle and wildlife operations.

The Caloosa Ranch is located 15 miles northwest of Aspermont, Texas, and has nearly 8.5 miles of frontage on County Road 350 and 2.5 miles off of Farm-to-Market (FM) 1646, which is paved. The ranch's front gate is reachable in under 1.5 hours from Abilene, 2 hours from Lubbock, 2.5 hours from Midland, and under 3.5 hours from Fort Worth, according to the listing.

The Stonewall County Airport, T60, is located just outside of Aspermont, approximately 20 minutes from the ranch, and features a 4,000-foot paved runway.

"The ranch conveys with all owned minerals and is being offered turn-key with an extensive list of deer blinds, feeders, home furnishings, ranch vehicles, equipment, and other personal property," states the listing. "Mineral information and inventory list of specific items conveying to be provided upon request by qualified buyers."
